Henry County approves McGarity Road subdivision

The Henry County Board of Commissioners held their first meeting of the year on January 5. During the meeting, the BOC approved a rezoning request to expand Anderson Point subdivision in McDonough. Anderson Point is concurrently under construction off Lake Dow Road. The expansion will also provide vehicle access off McGarity Road.

Pulte Homes, Inc. of Alpharetta, GA submitted a rezoning request for 89.4 acres. The R-3 subdivision will have up to 128 lots. The board approved the request with several conditions. They include the following:

The applicant indicated to the board they estimate home prices to start in the high $300’s.

The under-construction Anderson Point subdivision is located in the city of McDonough. Pulte Homes estimates the first homes to be complete during late 2022. Home prices start in the low $300’s.

The property owner(s) annexed in 2019. At the time, McDonough rezoned the property to allow a single-family subdivision. Blue River Development submitted the rezoning request. Later, Pulte Homes was brought onboard as the builder. The 62-acre property may build a maximum of 141 lots.

Homes in the existing Anderson Point will be on smaller lots than the McGarity Road expansion. Lot dimensions and requirements vary between McDonough and Henry County. Min. lot size inside the city equals 12,000 square feet; whereas, Henry County lots will measure at least 18,000 sq ft.
